Renovations that will increase the value of your home

Are you thinking of selling your house or have you wondered what its market value would be? The appraisal price will mark what a potential buyer would be willing to pay. And this price is marked by many factors such as the age of the building, the distribution or if your home has been renovated and is in good condition. The reforms in the bathroom or kitchen will enhance the visual aspect, but there are other structural improvements which will also increase the value of your home. There are several reforms that can be considered if you want to increase the value of your home.

Following are some of the reforms to increase the value of your home, flat or house:

 1. Renovate the bathrooms: Change the tiling and the toilets if they are old. It is not necessary that you spend money on expensive and designer models, it is preferable that you choose classic and timeless models. Another reform that will bring renewed air to your bathroom is to replace your bathtub with a shower tray.

 2. Kitchen: Turn your kitchen into a functional space. You don’t need to renovate every closet or invest in designer furniture. Pay attention to the doors and replace them if they are in poor condition. Take a look at the sink and if it’s really old, swap it out for a stainless steel one. Renew the tiling if it is very old-fashioned.

 3. Paint exterior and interior walls: If you have gotelé on the walls and ceilings, it is recommended that you remove them. Choose neutral colours to paint the walls and avoid garish colours. Light colours add luminosity and expand the visual space, making the room ostensibly much larger.

 4. Check the electrical installation: Renew the installation if it is over 30 years old. Old electrical installations can cause short circuits and blackouts, and they can put our safety at risk. Although it is advisable to renew the installation from 15 years old, if it is more than 30 years old, it may lack an earth connection. In this case, it is essential that you change it completely, not only to increase the value of your home but also because it is required by law.

 5. Doors: if the original doors are not very damaged, you can choose to lacquer them or simply clean them and change the handle to give them a renewed air.

 6. Floors: Nowadays there are countless options to renovate the floor, from vinyl imitation wood or stoneware to click parquet or dry ceramic. If the home has well-preserved quality floors, the best option is to polish or slash them, as appropriate.
